Its nice to see the vanity go in. The cherry veneer is nice. We'll use a 5/4" carrara marble top and backsplash and a Kohler Kathryn undermount sink. We think it will look terrific. Kohler Purist line of faucet and handles. Alinea opalescent lamps will frame the flush mirror medicine cabinet.

T Minus Two Weeks

Cable and telephone cables are going in, as well as prime coats of paint on the stairs. The walls have finish coats of Benjamin Moore Super White Matte, as do much of the trim (in semigloss). The linen closet is complete, and the kitchen appliances are in place. We splurged here: Sub-Zero 30" refrig, Wolf 30" range, and Miele top of the line quiet dishwasher.

We await the stainless countertop/backsplash from Chinatown. The carrara marble island countertop from Mondial Tile has arrived and will be installed in the coming week.

Workin On Da Win-dows

They need alot of work. Generous amounts of wood patch, caulk and paint will be necessary to get them to basic level of presentability. However, we strongly believe that while they will not be as pretty as the beautiful Marvin custom windows our neighbor installed last year, but will be leaps and bounds better than the window inserts that were there previously. Two windows in the rear have been completed and look nice from the inside.

Window Replace & Frame Rehab

So our intrepid contractor has had the window sash replacements installed, and now is working on rehabilitating the frames, where once was installed unattractive metal caps. The wood won't be perfect, but after some scraping, sanding and metal brushing, it will look a heck of alot better than the metal capping.

New Windows

Our new windows are going in. We are not thrilled with the "handle" on the inside of each of them, but beggars can't be choosers. We had the manufacturer paint the outside of each of them black to blend better with the exterior aesthetic. On the front of the house we would rather not put the metal "cap" back on, and will try to rehabilitate the wood frame, which is much more attractive than the metal cap.

We're waiting for the Chinatown steel fabricator to build our stainless steel countertop. We are not so sure about the "feet" to our cabinets, which we remembered being stainless as well.

Lights and Thassos

The Thassos marble tile will be nice in the bathroom, we hope. There is some concern about stain to the tile as well as the grout, but we're willing to take the risk for the beauty of the stone.

As you can also see, lights have gone into the closets on the bedroom level, and a thermostat on the parlor level as well as the bedroom level have gone in. With the change to a hot water heating system we can zone the house and control the heating much more effectively.

Kitchen Update

And there was light. First viewing by us of lights working. Always a good sign and exciting. As you can see, the appliances also arrived today. We also went to see the good people at Mondial Tile on 65th Street and 14th Avenue to choose the part of the Carrara marble slab that will become our countertop on the island. They're great. We worked with Sandro, who really knows his stuff and was very helpful.

If you travel by car to Mondial, and drive down 65th Street, you'll be rewarded by passing the Bagel Barn. It drew us in partly because we liked the city/country aspect of the name, but also partly because Mrs. Boerumowner's brother couldn't remember the name of our local bagel place (the superb Bagel World) and slid into calling it Bagel Barn. Somehow it closed the loop in our trip out to Mondial.

Entry Door Makeover Begins

The new front doors have arrived and the sanding and preparation process around the doorframe has begun. I don't think we'll miss the barroom doors too much. In fact, we're open to offers if anyone wants them.

We are happy with the new doors as they'll be thermal paned and very clean looking. In fact, if you go to your local lumber store, you can get your own set, just ask for "storefront doors." And they're half the price of a set of salvage doors. Which surprised -- oh, and pleased -- us.

Our shutters have been awoken from their slumber, sanded and painted. We'll need to be sure the louvers work and are not painted shut, but we're extremely excited. Any improvement with these is a bonus.

We love our new ceiling lights. They are beautiful little things. We can't wait to see them light up. The counter still has work to go though... appliances will fill in the gap at the end of the week.

One of the more difficult parts is coming soon, however, as the little little details become important to us and we will have to be vigilant to stay on top of them. We are confident our contractor will be on top of them for us.

Its Marble

We now know its marble. With the half inch of many layers of paint we had no idea. But we are thrilled with how the living room mantel turned out after four or five days of stripping and scraping, and other elbow grease. We're still debating whether we should paint the firebox black. Just not sure whether we like the yellow fire brick or not.

The Different Phases of Mantel

The kitchen mantel started painted a rough and unattractive white, clearly many coats. We have been determined to try to get to the original material underneath, and here you see the progress. We thought, at the "black" stage, that we would not be successful, as the marble siims to be quite porous and took to the black paint. Lucky for us, we might be successful getting to the mostly-original matieral.

Priming and Stripping

So the priming of the bedroom floor has begun... in fact, it might be almost finished as the contractor now wants the colors we'll be using. We need to do some deciding.

So at the same time as the priming upstairs, downstairs on the parlor floor the fireplace mantels and facades are being stripped of their heinous lead paint. Well, the verdict is not in yet, but it looks likely that one mantel will be successfully stripped. And it looks just as likely that the other one will not be so successful. It seems that our intrepid previous owner(s) did a tremendous job of painting a porous marble with a seemingly black paint that was effectively absorbed by the marble. Thereby destroying it. So, we will likely have to paint it. Which means, by extention, that in a year or so we may be hunting for a salvage mantel to replace the one that did not get successfully stripped. C'est la vie.

Tub, Radiators and a Bonus

We got a bonus in the cellar when after we decided to hold off on the cellar half bath, the contractor apparently needed to build a wall anyway! Evidently the plumber couldn't run his pipes properly without it. Lucky us.

So we have finally gotten the bedroom floor tub in. This is after the first tub was not worthy. Apparently the 'flange' was not in evidence. The flange that was needed by the contractor to prevent leakage. Which we all know will happen if you don't have the flange. So now we have a flange.

You'll see new venting for the soil stack which punches through the front wall of the cellar and appears as a "fiddlehead" in the entry area. You'll also see the very attractive internal doors have arrived for the top bedroom floor, as well as the tub which has been installed for testing. We'll actually be replacing the tub with another one which has a "flange" for water seepage protection, which our contractor recommended. We trust our contractor and will be making the change. However, that leaves us with an extra tub. Its a very nice cast iron one. Anyone in the market?

As you can see, the top floor living spaces are getting filled in. Some new concrete was laid in the bathroom, and the pocket doors are being fitted out for the master bedroom entrance and closet. Also in the master bedroom is a set of shelving which will live behind the bed.

Certain parts of the parlor floor are now taking shape, with gypsum board being installed in the kitchen area and hallway. The lighting above the kitchen workspace is going in, and as you can see, we look forward to washing the whole area with light. Because we elected to not break through the back brick wall of the house to install an additional window in the kitchen, the comprehensive lighting will be a welcome feature we believe. We still think that at some point a window may go in, but we're going to live with the space for a while to get a feel for what makes sense. Also saves us a little cash at the moment. Which is key.

In fact, it makes you wonder why there might not be a variance for this living space to be used as kitchen or bedroom or otherwise, as the light and air is so good. The plumbing on the left will be turned into a bathroom of a toilet and sink. Will be most convenient to not have to climb three stories to relieve oneself during a bbq.

This week we'll send over our construction documents to the contractor, and receive a revised pricing on our project. Tuesday our architect will be reviewing with a window installer what pricing would be for the whole house versus just the kitchen windows, which is what initially we have planned to do. We'd like to do all the windows in the house, but its not a cheap process.

Our Other Blog

While it won't change the experience too much as we're still pretty early in this endeavor, we've decided that the broader neighborhood commentary and observations should be organized in a separate and discrete way from the house renovation project. As such, we've begun a blog called Boerum Hill Blog (see link at right) which will be repository for such ramblings. At some point perhaps when we're more sophisticated that will be merely an alternate tab on the same domain, but for now this will do.

Also, in a nod to the terrific coverage of our esteemed neighboring community observer and commentator Mr. Brownstoner, we are seeking to contribute to the community dialogue in a lower volume, perhaps slightly more targeted way. The other thing we'll say is that we won't be terribly active to begin with as we've got a wedding to plan and a house renovation to get going, and well, generally speaking, alot going on right now. That said, we look forward to becoming more involved in our wonderful and beloved neighborhood.

So this is one of our favorite observations of our new abode -- the resourcefulness of the previous owner in cutting away the counter of the sink in order to allow the door to close. The other aspect of this less-than-usable WC is that the room itself is so narrow that the access to the tub (behind toilet) is only about 16" wide. Might motivate one to go one a crash diet. Not going to take too many showers there. (Actually, this bathroom will be seeing the inside of the dumpster)

Mantel questions

As we mentioned previously, here's some of our foot-powered liberation handiwork. This used to be a fireplace as you can see. We're hoping to take the mantel from the top floor front and bring it down here (back of parlor), which will be nice to have in the kitchen. The mantel will be a nice counterpoint to the modern kitchen design that our architect is formulating. We're not sure why the mantels in several of the rooms of the house are gone. It is conceivable that at some point the fireplaces were too much to maintain and thus closed up, which could be the reason. Though why would you remove them? Another view is that there was a shortage of money and the mantels we sold. The final question is, for the mantels which remain, why would you paint them?

WPA was a beautiful thing

So we're completing the plans for the interior changes as I write this, including elevations for the kitchen and bathroom details. We like what our architect is doing in terms of adding cool (post) modern details. We're just as anxious to get started, if not more so, than we were a week or so ago when we started this blog.

So in the interim, before we start (really) busting down walls and getting out the Sawzall, we'll be posting some more photos of our new abode that I have been (and will continue to) share -- some outside (like above) and some inside. You'll see, in some of the pics we've been so antsy to see what is behind the walls that we took the liberty of using a sure-footed kick to, ah, 'liberate' the underside for viewing. Those pics will come soon.

But to the point -- today I scanned the above delightfully educational NYC Dept of Records tax photograph of our place from 1940-ish. Without the WPA, we would be up a creek with likely no historical photo of many properties from their former lives. Its fascinating actually if you study the photo. Particularly for what is not there. There are no cars, no trees, no people, not even a garbage can -- only windowshades and cobblestones and some trolley tracks... Next door someone left their front door ajar. But essentially, that's it. Almost surprising. Kindof looks like a movie set, no?
